Wondering how to get your real estate license in Massachusetts? Interested in starting a career in real estate, but can't figure out what the requirements are?
The Commonwealth of Massachusetts requires real estate salesperson license applicants to successfully complete 40 hours of pre-licensing education. Live interaction between instructor and students is required for more than half of the course. Which means, approximately 21 of the 40 hours must be completed via live instructor led courses, this can be in person or online delivery. The remaining 19 hours of content can be completed self-paced and in any order. Once the entire 40 hours are completed, the student is allowed to apply for and take the Massachusetts Real Estate Salesperson Licensing Exam.
NOTE: PSI will no longer schedule exams without approval from the MA Board of Registration of Real Estate Brokers and Salespersons. Candidates must mail their application to the PSI office in Boston to get pre-approved to take the licensing exam.

SALESPERSON APPLICANTS MUST:
- Be at least eighteen (18) years of age.
- Have a social security number. Massachusetts real estate license requirements mandate that candidates must have a social security number (though you don't have to be a Massachusetts, or even an US resident).
- Complete forty (40) hours of pre-licensure salesperson education.
- Obtain a completed Massachusetts Board of Real Estate Educational Certificate form to be completed by a Board approved Real Estate School (obtained upon completion of this 40 hour course)
- Obtain three (3) complete candidate endorsements from individuals unrelated to the applicant. They do not need to be Massachusetts residents. Classmates known by the applicant from only the real estate course may NOT sign the candidate endorsement.
- Application Fee $31
BROKER APPLICANTS MUST:
- Be at least eighteen (18) years of age.
- Complete forty (40) hours of pre-licensure broker education.
- Obtain a completed Massachusetts Board of Real Estate Educational Certificate form to be completed by a Board approved Real Estate School (obtained upon completion of this 40 hour course)
- Have been licensed and affiliated with a Massachusetts broker in the capacity of a Massachusetts real estate salesperson for three (3) years. The experience requirement must be no more than two (2) years old when the examination is taken.
- Have a current Massachusetts salesperson license.
- Have a $5,000 surety bond on the original enclosed form (a copy is not acceptable) completed and signed by the insurance agent, signed by the principal candidate/examinee, and witnessed.
- Obtain three (3) complete candidate endorsements from individuals unrelated to the applicant. They do not need to be Massachusetts residents. Classmates known by the applicant from only the real estate course may NOT sign the candidate endorsement.

PASS THE MASSACHUSETTS REAL ESTATE SALESPERSON OR BROKER EXAM
- After you finish your real estate pre-license class (Salesperson or Brokers), you receive certification from the real estate school and you will be eligible to register for and take the Massachusetts real estate exam. The real estate exam is the most important step for becoming a real estate agent in MA.
- The MA real estate exam is 120 questions broken down into two sections: general real estate knowledge, and Massachusetts real estate law. You need to score at least a 70% on each section to pass. The exam is administered by PSI, and they offer the exam online or in person at several testing centers around Massachusetts (registering online at www.psiexams.com is very easy and convenient )
